⚡ Part P, Building Control & NICEIC — What Homeowners Need to Know

By LC Fisher Electrical Services — Your Local NICEIC Registered Electrician, Nottingham

📌 What Is Part P?

Part P is the section of the Building Regulations (England & Wales) that covers electrical safety in homes . Introduced in 2005, it means certain electrical work in your home must meet strict safety standards and be properly notified or certified. It's there to protect you from fire and electric shock — and it's a legal requirement .

📋 What Work Needs Notifying?

🔴 NOTIFIABLE WORK — must be certified or notified:

• Full or partial rewires

• Replacing a consumer unit / fuse box

• Installing a completely new circuit

• Electrical work in bathrooms, shower rooms & kitchens

• Outdoor wiring or new circuits to garages/sheds

🟢 NON-NOTIFIABLE WORK — still needs to be safe & certified:

• Like-for-like replacements (sockets, switches, light fittings)

• Minor additions to existing circuits

• Repairs and fault finding

🏗️ Building Control Notification — How It Works

You have two options for notifiable work :

Option 1 ✅ Use a NICEIC Registered Electrician (The Easy Way!)

Because NICEIC is a Government-approved Competent Person Scheme, registered electricians can self-certify their own work. That means:

• We handle all the notification electronically

• No forms for you to fill in

• No extra fees to pay the council

• You get your official certificate automatically when work is done

• Peace of mind that everything's fully compliant

Option 2 ⚠️ Notify Building Control Yourself

If you use someone who's NOT registered — or do the work yourself — you must submit a Building Notice application to your local council BEFORE work starts. This involves:

• Filling in forms and paying a fee

• Waiting for approval before work can begin

• Arranging inspections at various stages

• It takes longer and costs more

❗ Important: Failure to notify notifiable work is a breach of Building Regulations — it can cause major problems when selling your home, and you could be required to have work removed or redone

✅ Why Choose a NICEIC Registered Contractor?

Being NICEIC registered means we're assessed regularly against strict technical standards — including the IET Wiring Regulations (BS 7671). Here's what that means for you:

🏆 The NICEIC Difference What It Means For You

✅ Self-certification We notify building control automatically — one less thing for you to worry about

✅ Assessed & audited Our work is independently checked — you're not just taking our word for it

✅ Proper certification You get an official Electrical Installation Certificate (EIC) — essential for house sales, insurance & peace of mind

✅ Work meets BS 7671 Installed to the UK safety standard

✅ Insurance-backed warranty Extra protection for your work

💡 Common Questions

❔ Do I need to notify building control for every little job?

No. Minor work like swapping a socket or replacing a light switch doesn't need notifying — but it still needs to be done safely. Always ask your electrician for a Minor Works Certificate .

❔ What happens if I don't get the work certified?

You may struggle to sell your home later — buyers' solicitors will ask for certificates. Insurance could be invalid if there's a fire linked to uncertified work, and local authorities can insist work is brought up to standard .

❔ How do I check someone is actually NICEIC registered?

Ask to see their card — or check directly on the NICEIC website using their registration number. It takes 30 seconds and gives you total confidence.
