🏠 Landlord's Guide: Essential Electrical Safety Checks & Certifications

🏠 Landlord's Guide: Essential Electrical Safety Checks & Certifications
By LC Fisher Electrical Services — Your Local NICEIC Registered Electrician, Nottingham
📋 Introduction
As a landlord, keeping your rental property safe and legally compliant isn't just good practice — it's the law. Falling short on electrical safety could invalidate your insurance, cost you hefty fines, or even put your tenants at risk. Here's a straightforward guide to what you need to do and when.
⚡ 1. EICR — Every 5 Years (Mandatory!)
What is it?
An Electrical Installation Condition Report — a full inspection of your property's wiring, consumer unit, sockets, and switches to ensure everything is safe and up to standard.
📅 When: Every 5 years, or sooner if recommended in the report
✅ The Rules:
• Required by law in England for all new and existing tenancies
• Must be provided to your tenant before they move in
• Must be available to local authorities on request
• Failure to obtain one can result in fines of up to £30,000
💡 Don't wait until it expires. Book your EICR 3–6 months before the due date. If repairs are needed, you'll have plenty of time to get them sorted before the certificate runs out.
🔥 2. Interlinked Smoke Alarms — Check Every Year
What is it?
Working smoke alarms on every floor, interlinked so they all sound together — wherever a fire starts, everyone in the property hears it.
📅 When: Test and check annually — and every time a new tenant moves in
✅ The Rules:
• At least one smoke alarm on every storey of the property
• Carbon monoxide alarms in any room with a solid fuel-burning appliance
• Alarms should be interlinked — standard for new installations
• You must ensure they are in working order at the start of every tenancy
🐝 Quick tip: Batteries don't last forever. Even if they seem fine, get them professionally checked once a year — we can do this alongside other safety checks to save you time.
🔌 3. PAT Testing — Portable Appliances, Every Year
What is it?
Portable Appliance Testing — checking the safety of any electrical items you provide: kettles, toasters, microwaves, heaters, washing machines, fridges.
📅 When: Every 12 months for most items
✅ The Rules:
• Not strictly a legal requirement by specific date — but the Electricity at Work Regulations 1989 mean you must keep appliances safe. PAT testing is the accepted way to prove you've done that
• Essential for insurance purposes — many policies now require documented PAT records
• Items showing damage or wear should be repaired or replaced — don't take chances
🔧 4. All Electrical Work — Done Properly, Every Time
Whether it's a new socket, a replacement light fitting, or a full repair — who you choose matters more than the price tag.
✅ Always use a NICEIC registered electrician because:
• Work meets the UK safety standard (BS 7671)
• We self-certify — no need to chase building control
• You get the correct certificates for your records
• Fully insured — peace of mind for you and your tenants
• Paperwork that solicitors, insurers, and councils will accept
❌ What happens if you don't?
• No valid certificate = issues selling or refinancing the property
• Insurance could be voided in the event of a fire
• You remain liable for any accidents caused by poor work
• It often costs MORE to fix bad work than to do it right first time
